Stamp duty is a state government tax paid on property transactions in Maharashtra. It is governed by the Maharashtra Stamp Act and must be paid before or at the time of property registration. Failure to pay stamp duty makes a property document inadmissible as evidence in court.

Maharashtra offers a 1% stamp duty concession for female property buyers. If a property is registered solely in a woman's name, she pays 1% less than a male buyer. On a ₹50 lakh property in Pune, this saves ₹50,000. On a ₹1 crore Mumbai flat, it saves ₹1 lakh. Joint registration with a male buyer does not qualify for this concession.
The ready reckoner rate (also called circle rate or guidance value) is the minimum property value set by the Maharashtra government for each area. Stamp duty cannot be calculated on a value lower than the ready reckoner value. If you buy a property for ₹40 lakh but the ready reckoner value is ₹50 lakh, stamp duty will be calculated on ₹50 lakh. Ready reckoner rates are revised annually by the state government.
In addition to stamp duty, a registration fee of 1% of the property value is payable at the Sub-Registrar Office (SRO). Registration fee is capped at ₹30,000 — so for any property above ₹30 lakh, the maximum registration fee is ₹30,000 regardless of the property value.
Rent agreements in Maharashtra attract stamp duty at a much lower rate than property purchases. For an 11-month Leave & License Agreement, stamp duty is a flat ₹100 regardless of rent amount. For agreements of 12 months or more, stamp duty is calculated as a percentage of total consideration (rent × months + 10% of deposit).
Stamp duty in Maharashtra can be paid online through the GRAS (Government Receipt Accounting System) portal or through authorised banks and stamp vendors. For property registrations handled through Mudrankseva, stamp duty payment is coordinated as part of the registration process.
